Our pricing is very competitive and we will make every effort to accommodate your visit! Pricing is based on your individual needs.

Basic Weekly Rate: $875* (plus $150 refundable deposit)

Basic Weekend Rate: $475* (plus $100 refunding deposit)

Holiday Rates & Special Events: Please contact us for pricing

Additional Nights: You can also add nights to your visit for an additional charge (reduced rate).

Extra adults or small groups:

Each extra adult (over 2 adults) is an additional $50 per week. For weekends $25 for each additional adult.
*Special price considerations for family gatherings and small group celebrations.

House-trained dog/s: 

$10 non-refundable fee for each dog, per day (maximum of 3 small dogs or 2 large).  

Additional refundable dog deposit is required: $50 deposit

Campbell Beach House offers free Wifi!

Campbell Beach House has a portable air conditioning unit and ceiling fans in each bedroom, in the dining room and kitchen to keep you cool on those warm summer days. There is ample privacy from neighbors and plenty of private parking that can accommodate a boat, jet skis or motorcycles.

Many guests, friends and family members have shared how much they enjoy the breathtaking, full view of Lake Erie and being able to access the shore in spite of the walk down the slope. The surrounding forest is home to many majestic bald eagles, deer, turkeys, pheasants, rabbits and wetlands with duck nesting around the back of my property. We are fortunate to have frequent visits from a number of bald eagles. The eagle will swoop down over the shore and hunting grounds and can sometimes be heard in advance of their arrival by their distinctive screech.

We are conveniently located 1 mile from Geneva in the Lake and 2 miles from the main strip. We are 5 miles from the Geneva State Park Break Water Public Beach and the Geneva State Park Marina which has a public boat launch and Marina store that sells boating, fishing equipment and bait. There are more than 20 wineries within a 20-30 minute drive (wine bus transportation can be arranged) and many fabulous covered bridges and sites to see. Many guests enjoy visiting the Walnut Beach (public) and the Historic Ashtabula Harbor that offers dining, a brewery, bars and shopping with a view of the lake inlet and lift bridge (quick 10 minute drive).

Considerations when booking: 

Campbell Beach House is located on Lake Road (Route 531) adjacent to the gorgeous Lake Erie shoreline (unobstructed full view). The road and the shore are owned and governed by the State of Ohio.

Guests are welcome to proceed down the slope to the shoreline but should proceed with caution and at their own risk when crossing the two lane Route 531 to the shore of Lake Erie. At times the path to the lake may be slippery and the boulders that preserve the shoreline can be a bit slick and dangerous. Guests of all ages have been able to access the shoreline and enjoy swimming, fishing, kayaking, pulling jet skis and boats up to the sandbar and the overall gorgeous Lake Erie views and the unmatched sunsets that explode with color. This private oasis is photographers dream landscape and has been used for every type of photoshoot imaginable.

Please know that guests are responsible for their actions, accidents, injuries and damages that occur during their occupancy of the Campbell Beach House and the beautiful grounds and natural forest surrounding the property.

Please note all pricing is designed per visitor’s needs and subject to change. Additional pricing and costs for special events is available.

We will be glad to speak to you concerning any questions you have about the home and the surrounding area. We are always willing to discuss pricing and we will do our very best to accommodate your needs. Often our prices are even lower than advertised.

A $150.00 security deposit is required to reserve your date and payment in full must be received prior to your stay. The deposit will be returned after you have checked out and an inspection of the property is completed. Please note your deposit will not be refunded should you cancel or neglect to pay in advance of your stay. Should you damage any Campbell Beach House property you agree to be responsible for the entire cost of the repair or replacement over and above your deposit.

In the event the home requires special cleaning following your stay, you will be notified of an additional cleaning fee charge. The majority of our guests have enjoyed repeated visits over the years. Almost every visitor since opening in 1994 has left the home perfect upon check out and we are pleased to have only had to charge a partial cleaning fee to a total of four guests in over 25 years. We love sharing Campbell Beach House and have made many wonderful friends over the years.

During the COVID pandemic we are taking every possible measure and precaution to keep Campbell Beach House extra clean and safe for our visitors. We have had to change a few of our polices and practices on behalf of our guests’ well-being. Please contact us upon booking, should you have questions.
